Port Moody Neighbourhood Guide

What is it like to live in Heritage Woods, Port Moody?

The short answer

Heritage Woods is a master-planned family neighbourhood on the forested hillside north of Port Moody's centre, next to Anmore. Families come for the schools, including Heritage Woods Secondary, the forest trails and nearby Buntzen Lake, and a safe, quiet community feel. Homes are mostly detached houses with some townhouses, many built from the late 1990s on. It is mostly car-dependent. The typical detached home was $2,059,300 in June 2026, according to the Greater Vancouver Realtors MLS Home Price Index.

I'm Mild, a licensed realtor with TRG The Residential Group Realty, and helping families upsize is what I love most. I've helped families move into Heritage Woods from condos to townhouses and from townhouses to houses, and I've helped buyers get into the school catchment. I also have friends and community ties here. This page is what I tell families who are thinking about it.

Why families choose Heritage Woods

Schools

Strong neighbourhood schools, including Heritage Woods Secondary, are the biggest reason families move here.

Trails and nature

Forest trails start right from the neighbourhood, and Buntzen Lake and the Anmore area are a short drive.

Safe and family-oriented

Quiet streets, parks and lots of young families give Heritage Woods a close, community feel.

Real upsizing stories

Heritage Woods is one of the neighbourhoods where I see families take their next step. Some of the moves I've helped with:

Condo to townhouse

A family who had outgrown their condo moved into a Heritage Woods townhouse for more space, a yard and a better fit for the kids.

Townhouse to house

A family moved from a townhouse to a detached house here, mainly for the schools and room to grow.

Into the catchment

Buyers chose a townhouse to get into the school catchment, a smart way in before a future move up.

My top tip: plan your commute

Heritage Woods sits up the hillside, so it is mostly a car-dependent neighbourhood. Groceries, school runs and commuting usually mean driving. Buses connect down to Port Moody's SkyTrain stations, but before you buy, try your real commute at rush hour and think about how many cars your family needs.

Where is Heritage Woods?

Heritage Woods is on the north side of Port Moody, above the city centre and next to the Village of Anmore. Heritage Mountain is just below it, and Port Moody's Newport Village, Suter Brook, Rocky Point Park and SkyTrain stations are a short drive down the hill.

Homes in Heritage Woods

Fewer townhouses, so they move quickly. They are often the first step in for families who want the schools and community.
