Coquitlam Neighbourhood Guide

What is it like to live in Burquitlam, Coquitlam?

The short answer

Burquitlam is the busy, fast-growing area around Burquitlam SkyTrain station in southwest Coquitlam, where Coquitlam meets Burnaby and Port Moody. It is full of new condo towers and presales, with older low-rise condos and townhouses in between. Daily life is easy: SkyTrain at your door, lots of Asian groceries and restaurants, the Bettie Allard YMCA, and SFU and Lougheed minutes away. Across Coquitlam, the typical condo was $640,100 and the typical townhouse $976,600 in September 2026, according to the Greater Vancouver Realtors MLS Home Price Index.

I'm Mild, a licensed realtor with TRG The Residential Group Realty. I've helped first-time condo buyers, newcomers to Canada and presale buyers purchase in Burquitlam. I live nearby in Port Moody's College Park, and Burquitlam is where I shop, eat and meet friends. This page is what I tell buyers before they start looking.

My number one tip: read the strata documents

With so many condos in Burquitlam, two units that look the same can be very different buys. The difference is usually in the strata documents, not the photos.

A real example

I was helping a buyer with a Burquitlam condo that looked perfect. When I went through the strata minutes, I found repairs and leaks that kept coming up. My client walked away, kept looking, and bought a better unit in a healthier building. That's why I read every page before my clients remove conditions.

What I check

At least two years of council and AGM minutes, the depreciation report, the Form B, the contingency reserve fund, special levies, insurance claims and deductibles, and any repeat leaks or repairs.

For newer buildings

New homes in BC have warranty coverage, generally 2 years on materials and labour, 5 years on the building envelope and 10 years on structure. I confirm what is left on the warranty for the building you are buying.

Where is Burquitlam?

Burquitlam sits in the southwest corner of Coquitlam around Burquitlam SkyTrain station, along Clarke Road and North Road and near Como Lake Avenue. Burnaby and Lougheed Town Centre are to the west, Port Moody's Glenayre and College Park are to the north, and SFU is just up Burnaby Mountain.

Homes in Burquitlam

New towers and presales

Many new high-rise and mid-rise condos sit near the SkyTrain, plus presale projects still being built. Great for first-time buyers and investors who want new construction and amenities.

Older low-rise condos

Older buildings often have bigger floor plans and lower prices. They need the closest look at the strata documents, depreciation report and upcoming repairs.

Townhouses and houses

Townhouses and some detached homes sit a little further from the station, a natural next step for families who outgrow a condo.

A benchmark is a typical home, not an average. Prices change monthly. For current numbers in a specific building, ask Mild.

Presale or resale?

Presale

Lock in a price and buy brand new, with warranty coverage from day one. The trade-off is the wait for completion, and the value at completion can be higher or lower than what you paid.

Resale

See the actual unit, move in sooner, and read the strata's real track record in its minutes. The trade-off is that older buildings may have repairs or levies ahead.

Everyday life

Transit

Burquitlam SkyTrain station on the Millennium Line is right in the neighbourhood, one stop from Lougheed and connected to downtown Vancouver and the Tri-Cities.

Food, shops and services

Lots of Asian groceries and restaurants, the Bettie Allard YMCA, shops and services within walking distance, and Lougheed Town Centre a short ride away.

Schools

Burquitlam is in School District 43 (Coquitlam). Catchments vary across the neighbourhood. For example, some addresses near Clarke Road are in the catchment for Miller Park Community Elementary, Banting Middle and Port Moody Secondary, while others go to different schools. Always check the exact address with the SD43 school locator.

For Thai and newcomer families
