Coquitlam Neighbourhood Guide

What is it like to live on Burke Mountain, Coquitlam?

The short answer

Burke Mountain is a newer, still-growing family neighbourhood on the hillside of northeast Coquitlam, next to Pinecone Burke Provincial Park. Families come for newer homes with more space, new schools and forest trails close to home. Most homes are detached houses and townhouses built from the 2010s on, and many new projects still sell as presales. It is mostly car-dependent today, but a lot is on the way: a new middle and secondary school planned for fall 2027, a big community centre, and a village centre with a grocery store.

I'm Mild, a licensed realtor with TRG The Residential Group Realty, and helping families upsize is what I love most. I've worked with many families buying on Burke Mountain, from big new townhouses to detached houses for families moving up from Port Moody. This page is what I tell families who are thinking about it.

Why families choose Burke Mountain

Newer homes, more space

Most homes are recent builds with family layouts, so you are less likely to face big renovations or an old roof soon after you move in.

New schools

Two elementary schools opened in 2018 and 2023, and a Grades 6 to 12 school is under construction on the mountain.

Nature at the door

Pinecone Burke Provincial Park is at the top of the neighbourhood, with forest trails, creeks and new parks throughout.

Real upsizing stories

I've worked with many families buying on Burke Mountain, most of them young families or families who have outgrown their home. Some of the moves I've helped with:

A big new townhouse

Families looking for a newer townhouse over 1,700 sq ft, in the $1M to $1.3M range, with a side-by-side double garage and a bedroom for every kid.

Port Moody to a detached house

Families moving up from Port Moody to a big detached house on the mountain, for more space inside and out.

Good neighbours

Almost every family tells me the same thing: they want a friendly street with other young families, where the kids can grow up together.

My top tip: buy for today, not only for the plans

Burke Mountain sits up the hillside, so for now it is mostly a car-dependent neighbourhood. Groceries, activities and commuting usually mean driving down the hill until the village centre is built. Bus 191 connects Burke Mountain to Coquitlam Central Station for the Millennium Line SkyTrain and West Coast Express, but before you buy, try your real commute at rush hour and think about how many cars your family needs. Choose a home that works for your family today, and treat the new school and community centre as a bonus.

Where is Burke Mountain?

Burke Mountain is in northeast Coquitlam, above the Coquitlam River and next to Port Coquitlam. Pinecone Burke Provincial Park is at its upper edge. Coquitlam Centre, Coquitlam Central Station and Port Coquitlam's shops are a short drive down the hill.

Homes on Burke Mountain

Detached houses

Newer family houses on hillside streets, many built in the last 15 years. Some have mountain or valley views. Ask about suites if a mortgage helper matters to you.

Townhouses

A common first step onto the mountain for families moving up from a condo, often with more space and newer finishes than older townhouses elsewhere.

Presales

Many builders are still selling new homes here. A presale can work well, but read the contract, deposit schedule and completion dates carefully. I can help you compare.
